In February 2022, the acclaimed actress invested 50.5 billion won in a pristine, three-story building near the bustling Gangseo-gu Office intersection. This wasn't just any purchase; it was a strategic move aimed at securing long-term, stable income and substantial capital gains. The building, currently occupied by an LG Best Shop under a decade-long lease, generates a steady monthly rent of 160 million won.

What makes this investment particularly noteworthy is its rapid appreciation. In just three years, the building's assessed value has risen by over 2.4 billion won, reaching 52.96 billion won. However, when factoring in the average increase in Seoul's land prices, the current market value is estimated to be around 55.2 Billion Won, showing a much larger profit. This translates to a solid return on investment, showcasing Jun Ji-hyun's ability to navigate the complexities of the real estate market.

Financial analysis reveals a balanced approach to financing. While a significant portion of the purchase was funded through a loan, the substantial rental income ensures a healthy net profit, estimated at 70 to 80 million won per month after covering loan interest. This demonstrates a calculated risk, leveraging debt to maximize returns without compromising financial stability.

Looking ahead, the building's prospects are even brighter. The planned construction of the Daejang Hongdae Line, with a station at the Gangseo-gu Office intersection, is poised to significantly boost property values in the area. Furthermore, the building's current floor area ratio is only a fraction of the legal maximum, offering ample scope for future expansion or redevelopment.

Jun Ji-hyun's investment serves as a masterclass in strategic real estate acquisition. It highlights the importance of:

Long-term leases: Securing stable, consistent income.
Financial prudence: Balancing debt and equity to optimize returns.
