OpenAI in Advanced Talks for Monumental $500B AI Data Center; Nvidia Weighs Financial Guarantees

OHIO, United States — OpenAI is in advanced negotiations to secure a massive, state-of-the-art Artificial Intelligence (AI) data center complex currently under development in Ohio. The project, valued at an astonishing $500 billion, is poised to become one of the largest infrastructure undertakings in the history of the tech industry, signaling a significant shift in the global AI race from software development to raw computing power and energy infrastructure.

According to multiple industry sources cited by tech-focused media outlet The Information, OpenAI is discussing a long-term lease agreement for a 10-gigawatt (GW) data center complex built on land owned by the U.S. federal government. The astronomical $500 billion price tag encompasses advanced AI semiconductors, high-performance servers, specialized power facilities, and extensive construction costs. Once fully completed, the complex will rank among the largest AI data center facilities in the world, with the first phase of operations targeted for 2028.

A Powerful Tripartite Alliance

Rather than purchasing the site outright, OpenAI intends to utilize a long-term lease structure. Under this framework, OpenAI will oversee the technological operations of the facility while bearing the brunt of the leasing and operational costs once it goes live.

What makes this project particularly unprecedented is the strategic alignment of tech titans. Nvidia, the undisputed leader in the AI semiconductor market, is reportedly playing a pivotal role. Sources indicate that Nvidia is actively considering providing financial payment guarantees not only for OpenAI's lease commitments but also for the project developer's capital financing.

Furthermore, SoftBank—a major shareholder in OpenAI—is deeply embedded in the project’s execution. SB Energy, a developer in which SoftBank holds a majority stake, is leading the construction on the U.S. Department of Energy-owned site. Upon completion, OpenAI plans to equip the facility with Nvidia’s latest cutting-edge AI chips and server architecture.

Escalating Infrastructure Warfare

Industry analysts view Nvidia’s potential financial intervention as an extraordinary defensive move. While Nvidia has previously supported customers’ data center investments, offering a multi-billion-dollar corporate guarantee for a project of this scale is virtually unheard of.

This aggressive posturing is widely interpreted as a direct response to intensifying competition. Google, Nvidia’s fierce rival, recently guaranteed a portion of the data center investments and leasing costs for AI startup Anthropic, under the condition that Anthropic adopt Google’s proprietary Tensor Processing Units (TPUs). Nvidia's backing of OpenAI serves to cement its dominance in the hardware ecosystem.

The Staggering Financial Burden

Despite the strategic benefits, the financial weight on OpenAI will be immense. Over the next two decades, OpenAI's projected lease liabilities alone are expected to reach tens of billions of dollars. Additionally, the company will need to raise an estimated $350 billion to finance the procurement of AI chips and servers necessary to populate the facility.

Whether Nvidia will extend its financial support to cover these subsequent hardware purchases remains uncertain. This astronomical capital expenditure is expected to become the critical variable in evaluating the future profitability and corporate valuation of frontier AI firms like OpenAI and Anthropic.

The scale of OpenAI's infrastructure appetite is already staggering; the company has reportedly locked in AI infrastructure contracts worth at least $665 billion over the next five years with major cloud providers, including Microsoft and Amazon Web Services (AWS).

As the battle for AI supremacy shifts decisively toward securing data centers and massive grid capacity, the Ohio mega-project is emerging as a critical turning point. The burgeoning alliance between OpenAI, Nvidia, and SoftBank is set to fundamentally reshape the global tech supply chain and redefine the competitive landscape of artificial intelligence for decades to come.
