Guiding Project Procedures and Listening to Resident Opinions… Project Briefing Session Scheduled for November

Bucheon City announced that it held a discussion meeting with resident representatives of selected target sites for the "2026 Bucheon-Style Station Area Redevelopment Project" in the Nanumbang room of City Hall on the 16th to guide them through the project implementation procedures and discuss major pending issues.

The Bucheon-Style Station Area Redevelopment Project is an initiative designed to improve the residential environment and expand infrastructure by combining station area residential districts and old downtown areas in need of redevelopment into a single maintenance zone.

The meeting was attended by 11 individuals, including city officials and resident representatives. City officials explained key details such as the procedures for establishing a maintenance plan, resident consent requirements, and the upward adjustment of zoning districts. In particular, they emphasized that due to the nature of the project—which combines station areas with old downtown areas—it is essential to meet the resident consent requirements across the entire target area.

Residents raised questions regarding the adjustment of maintenance zone boundaries, regional aging status, union member contributions, and the burden associated with facility installations. In response, the city explained that it will review the necessity and validity of adjusting zone boundaries during the maintenance plan formulation process, and added that union member contributions may vary depending on project conditions such as construction costs and sales revenues.

The city also stated that while it plans to secure project feasibility through zoning category upgrades, specific zoning designations and floor area ratios will be finalized through relevant procedures including infrastructure acquisition, public contributions, and deliberations by the Urban Planning Committee.

Going forward, the city plans to gather opinions through surveys and public reviews during the maintenance plan establishment process, and hold a project briefing session in November targeting residents in the Songnae Station and Sosaewul Station station areas to guide them through the implementation direction and future procedures. Specific dates and locations for the briefing session will be announced at a later date.

Kim Yeon-hwa, Head of the Residential Redevelopment Division at Bucheon City, stated, "The station area redevelopment project is an initiative where the full understanding and participation of residents are crucial," adding, "We will continue to gather resident opinions and provide administrative support to ensure the project proceeds smoothly."
