Mok-dong Complex 12 “Transformed into 2,788 households with up to 43 floors”

[GLOBAL ECONOPMIC TIMES] While the reconstruction plans for 14 old Mok-dong apartment complexes in Yangcheon-gu, Seoul are being revealed one after another, Mok-dong 12 complexes will be transformed into a maximum of 43 floors and 2,788 households.
On the 28th, Yangcheon-gu announced that it would conduct a public inspection of the 'Mok-dong 12 Complex Reconstruction Project Maintenance Plan and Designation Area Designation Plan for Mok-dong Complex 12' containing the above information. On the 29th, a resident information session will be held at Haenuri Town in Yangcheon.
Mokdong Complex 12 is the sixth complex among the Mokdong reconstruction apartment complexes for which the maintenance plan has been revealed. According to the plan, Mok-dong Complex 12 (area 127,339㎡) will be reborn from the existing scale of 1,860 households on 15 floors to 2,788 households on 43 floors by applying a floor area ratio of 299.99%.
The maintenance plan was developed with the goal of creating a harmonious residential environment in connection with the adjacent natural landscape and existing infrastructure. First, considering its close proximity to parks, public buildings, Yangcheon-gu Office Station, and the central Mok-dong district, we plan to revitalize it as a residential area by placing low-rise facilities, connecting public pedestrian passages, and placing neighborhood living facilities in connection with general commercial areas.
In addition, we planned to form a pedestrian and community network that communicates with the surrounding area through safe paths to school, pedestrian circulation that takes into account parks, and the creation of open spaces.
In addition, a plan was included to form a three-dimensional skyline in harmony with the surroundings and to envision an open complex with diverse landscapes through a panoramic axis that takes into account the urban context and landscape.
The district plans to conduct a public inspection of the maintenance plan by the 18th of next month, collect residents' opinions, listen to the opinions of the district council, and apply for designation of a maintenance area to the city of Seoul within the year through procedures such as a rapid integrated planning advisory meeting.
Meanwhile, Mok-dong Complex 12 is an old complex that was completed in 1988 and is 36 years old. It passed the safety inspection in January of last year, and received a rapid integration planning plan in May of the same year, and is currently pursuing rapid integration planning consultation and maintenance plan drafting procedures in parallel. Lee Ki-jae, head of Yangcheon-gu District, said, “We will do our best to ensure that reconstruction is carried out quickly through preparation without disruption, thereby achieving a stable housing supply and improving the residential environment.”
