Daejeon Pioneers New Affordable Housing Model: Regionally Tailored Public-Private Rentals

Daejeon is set to become a model for innovative, affordable housing solutions with the introduction of the "Regionally Proposed Publicly Supported Private Rental Housing" in Gapcheon District. This initiative, spearheaded by the Ministry of Land, Infrastructure, and Transport in collaboration with Daejeon City Corporation, marks a significant step towards addressing the housing needs of young people and newlywed couples.
The project's unique approach involves local public enterprises leveraging their land resources, combined with financial support from the Housing & Urban Fund, to create rental housing that aligns with the specific needs of the region. This model allows for flexibility in setting supply ratios for youth and newlywed couples, ensuring that the housing caters to the demographic makeup of Daejeon.
Gapcheon District's Block 4 will be the first site to benefit from this initiative, with plans to construct 1,195 units of compact, efficient housing, all under 60㎡. A significant portion, over 80%, will be reserved for Daejeon's young professionals and newlyweds, providing them with quality housing options in a prime location.
The strategic location of Block 4 offers unparalleled access to transportation and employment hubs. Its proximity to Daejeon Metro Line 1's Yuseong Spa and Gapcheon Stations, coupled with the future addition of a Line 2 tram station, ensures seamless connectivity across the city. Moreover, its close proximity to renowned institutions like KAIST and the Daedeok Research Complex makes it an ideal residence for researchers, academics, and professionals.
Beyond its strategic location, Gapcheon District boasts a comprehensive suite of amenities, including schools, shopping centers, and recreational facilities, ensuring a high quality of life for its residents. The rental rates, set below market prices, further enhance the affordability and attractiveness of these housing units.
This pioneering project not only addresses the pressing issue of affordable housing but also sets a precedent for future developments nationwide. By empowering local enterprises to tailor housing solutions to their region's unique needs, the "Regionally Proposed Publicly Supported Private Rental Housing" model offers a sustainable and scalable approach to urban development.
