Seongnam, South Korea – A new public housing project in Seongnam's Gumoto district is generating significant buzz among potential homebuyers, thanks to its affordable prices. Located adjacent to the highly sought-after "Pangyo Techno Valley Jungheung S-Class" complex, the project is set to offer 766 public housing units.
The Korea Land and Housing Corporation (LH) announced that the units, all with a floor area of 55 square meters, will be available for application starting next week. Despite the smaller size, the units are expected to be highly competitive due to their location and price. Estimates suggest that the units will be priced around 300 million won less than similar properties in the nearby Pangyo district.
"The location is excellent, and the price is unbeatable," said one potential applicant. "It's a rare opportunity to get a foot in the door of a desirable area like Pangyo."
To qualify, applicants must meet specific criteria, including being newlyweds, single parents, or meeting certain residency requirements. Priority will be given to residents of Seongnam, and any remaining units will be offered to residents of other parts of Gyeonggi-do or Seoul.
Meanwhile, in Seoul's Songpa district, a single unit in the "e-편한세상 Songpa Park Central" complex has become available due to a cancellation. The 84-square-meter unit is priced at 980 million won, significantly below recent market rates for similar properties in the area. However, to be eligible for this unit, applicants must have at least two children and meet other specific criteria.
The high demand for both the public housing in Seongnam and the individual unit in Seoul underscores the ongoing challenges faced by many South Koreans in finding affordable housing, particularly in major metropolitan areas.
